Netstrata Moves to a Commission Free, Fee-for-Service Model

From 1 January 2026, Netstrata will no longer receive commissions on any services provided under new management agreements. All new agreements entered into from this date will operate on a clearly defined, fee for service basis.
This change reflects a deliberate evolution in how we structure our services and pricing, informed by ongoing industry discussion, regulatory review and growing expectations from strata owners around transparency and trust.
Over the past year there has been significant public commentary about commissions in strata management. This has included attention from Government, the Productivity Commission and industry bodies, as well as broader discussion across the strata sector. We have listened carefully to this debate, and more importantly, to feedback from our clients.
Under the new model, Netstrata will be paid only through management and service fees that are agreed upfront. No commissions will be accepted from insurance, utilities, maintenance or any other third party services for new agreements entered into from 1 January 2026.
This approach provides greater clarity around how strata management services are delivered and paid for, and reinforces that recommendations are based on suitability, quality and value for owners.
Netstrata’s approach is consistent with how its wholly owned insurance brokerage, Strata Insurance Services, has always operated. Strata Insurance Services has long worked on a fee for service basis and does not receive commissions from insurers, reflecting the same principles of transparency and independence.
Importantly, this change applies to new agreements entered into from 1 January 2026. Existing agreements will continue to operate in accordance with their current contractual terms, with full disclosure and transparency as required by law.
Netstrata has chosen to move early, ahead of any mandated changes, because we believe this is the right direction for the industry and for the communities we manage.
