A well-structured Building Management Committee (BMC) is essential to the smooth functioning of stratum developments. At Netstrata, we work closely with BMCs to ensure the efficient governance and coordination of shared facilities across mixed-use developments, including residential, commercial, and retail components.

While we don’t provide building management services like cleaning, security, or repairs, our role is to support and guide BMCs through compliance, financial management, and governance best practices—ensuring cohesive operations that benefit all stakeholders.

Supporting Your Building Management Committee

Each BMC operates under a unique strata management statement, which outlines responsibilities and decision-making processes. With experience establishing and managing over 150 BMCs across NSW, Netstrata’s team is well-equipped to navigate these frameworks with precision.

Our managers receive specialised training in:

  • BMC governance and compliance
  • Coordinating with residential, commercial, and retail lot owners
  • Facilitating meetings and decision-making processes
  • Overseeing shared facility coordination (in partnership with building managers where applicable)

By supporting the committee’s function—not replacing it—Netstrata helps ensure the long-term success of complex, multi-use schemes.

Accounting procedures are carefully crafted to meet the needs of each BMC; we go to great lengths to administer the financial statements and maintain the shared facilities. We understand that each stratum subdivision will have its bespoke management structure to which we promptly cater.

We will work with you to provide meaningful and constructive strategies to improve governance, equity, and risk management relating to your BMC Management Statement and Shared
Facility Schedules.

Frequently Asked Questions

What is a Building Management Committee (BMC) in strata?

A Building Management Committee (BMC) is a formal entity that governs the shared facilities within a stratum subdivision. It typically includes representatives from the residential, retail, and commercial components of a mixed-use development. The BMC operates under a strata management statement and makes decisions related to the use, maintenance, and administration of shared areas.

What is the difference between a Building Management Committee and a Strata Committee?

A Building Management Committee (BMC) oversees shared infrastructure in developments that contain multiple strata schemes, such as residential and commercial towers. A Strata Committee manages the affairs of a single strata scheme. While strata committees deal with internal matters of their scheme, the BMC coordinates interactions and shared responsibilities between schemes.

How is building management different from strata management?

Building management refers to the day-to-day maintenance and operations of a building—tasks like cleaning, repairs, and security—usually carried out by a dedicated building manager or facilities team.
Strata management, which Netstrata provides, covers governance, compliance, by-laws, levies, and meetings. In stratum schemes, Netstrata also supports the Building Management Committee to ensure effective oversight of shared spaces.

Who pays the Building Management Committee’s expenses?

Costs associated with the BMC—such as insurance, maintenance of shared areas, and administrative fees—are shared by all schemes within the stratum development. Contributions are determined by the strata management statement.

What are the responsibilities of a Building Management Committee member?

BMC members are responsible for making decisions on behalf of their respective schemes. This includes:

  • Financial oversight of shared budgets
  • Approving works affecting common areas
  • Enforcing obligations outlined in the strata management statement
  • Liaising with professional strata managers like Netstrata to ensure compliance and efficient governance

Michael Thompson and Netstrata are exceptional strata managers. Michael is extremely professional, responsive, unbelievably knowledgeable, and importantly pro-active on all issues, and has managed our building through some complicated and sensitive matters very successfully. And he is also an excellent manager of people/the strata committee – he makes it a pleasure to serve on the committee. I am always quick to recommend Michael and Netstrata to friends who and colleagues who often have much less satisfactory experiences with their own strata managers. We are very fortunate.
